This office will be closed between 12 noon Friday 23rd December and will re-open Saturday 7th January.

For urgent repairs please  see the contact details below. Do not e-mail this office as e-mails will not be monitored during this period.

Normal repairs will not be undertaken during the above period.

MOVING IN

You will need to set up your utilities prior to moving in – contact details are provided below for the most common utilities.

If moving in to an apartment, please ask your removalist to be careful not to scrape walls etc as you may be held responsible for any damage they cause.

RENTAL PAYMENTS

At all times rental must be paid in advance- Termination notices will be issued for late payments
The initial rent/bond/rta payment must be made by bank cheque or electronic transfer.
Subsequent payments are made by DEFT or internet transfer (for DEFT we will provide the necessary forms.)

REPAIRS
Routine repair requests must be made in writing.
To facilitate a fast response, please fax or e-mail your repair request as follows:
repairs@ogpartners.com.au or fax 9968 4482.
Properties are let in the condition as per the initial inspection. All non urgent repairs are at the owners
discretion unless specifically agreed to in writing prior to lease signing.

LAUNDRIES
Your property will have either an internal laundry (within your unit), a share laundry (communal laundry) or no laundry. If your unit has access to a shared laundry, please make sure you are clear prior to signing the lease whether you need to supply your own machine or there are Owners Corp machines provided for your use. If the common shared laundry has machines provided, you will not be permitted to put your machine in the laundry.

SHARED TENANCIES
In the case of multiple tenants, rental payments must be received by us as per the lease agreement and not in small  or uneven amounts.

URGENT REPAIRS
Please refer to clause 16 & 17 of your lease regarding urgent repairs. If we cannot be contacted, the following
people should be contacted for repairs only deemed urgent. If the supplied tradespeople cannot be contacted, you can contact any relevant licensed tradesperson under in emergency situation.

INSURANCE
We advise that neither the owners insurance (if they have any), or any Body Corporate insurance covers your belongings in the case of fire, flood or any occurrence. As such, we highly recommend that you take out your own contents insurance.

VACATING PROCEDURE
Vacate notices MUST be in writing, preferably faxed to 99684482 or e-mailed to caroline@ogpartners.com.au . Notices must comply with the terms of your lease. Verbal notice will not be accepted as notice given.

COCKROACHES AND MOULD
These two problems are common in Sydney, especially in summer.
In order to prevent damage by mould to clothing, please ensure that you regularly air your property and if possible lock windows in the open position to provide air flow. Any extreme mould problem should be reported to our office for investigation.

Cockroaches love food and water, so the best defence is keeping the kitchen clean and regularly bombing the kitchen with products available from most supermarkets. This will minimise their presence. They are virtually impossible to eliminate totally.
